Symptoms

The occupants of a property in SK7 had been informed by United Utilities that a continuous water loss was their responsibility to investigate. The meter dial was spinning constantly, pointing to an active leak somewhere within the property's supply.

With no internal stopcock fitted, there was no straightforward way to isolate the supply from inside the house.

When the access hatch under the stairs was opened, the extent of the problem became clear. Water had accumulated across the entire crawl space from front to back of the property, and a leak noise was audible.

Damp damage was visible throughout — laminate flooring had warped and swelled, doors had swollen, and some electrical circuits had tripped or were no longer operating. The back room near the bay window showed the worst of the damage, with saturated floorboards, joists, and maximum moisture readings on the floor and skirting boards.

This was a complex internal leak detection job. A complication emerged during the investigation: the heating system was also making persistent gurgling noises, and the boiler pressure gauge was showing pressure loss — indicating the heating circuit had also been affected, despite having previously been running without issue.

Key Symptom
The meter dial was spinning continuously, and water was found pooled across the full length of the underfloor crawl space with a leak noise audible at the access hatch.

Methods Used

Because there was no internal stopcock, the supply was isolated at the meter to allow controlled pressure testing. The mains pipe was cut at the access hatch to create two testable sections: the run from the hatch to the meter, and the run from the hatch into the rest of the house.

Each section was tested independently at pressure to identify which side of the split held and which did not.

Once the internal section of pipework was confirmed as the source, internal leak detection methods were used to narrow the location. Acoustic equipment was deployed to listen for leak noise and identify a specific area — the back room near the bay window.

A damp meter was then used to record moisture levels around the bay, confirming elevated readings on the floor, skirting, and surrounding surfaces. Visual inspection after removing the warped laminate revealed saturated floorboards and joists, and the damaged fitting was identified and exposed for repair.

Pressure Testing. The mains pipe was divided into two sections at the access hatch and each was pressurised independently — the hatch-to-meter section held at 3 bar while the hatch-to-house section dropped, confirming the leak was internal.

Acoustic Correlation. Acoustic equipment was used to detect and localise leak noise within the internal pipework, directing the investigation to the back room near the bay window.

Damp Meter. Protimeter readings were taken across the bay area, with maximum moisture levels recorded on the floor, skirting boards, and surrounding surfaces, corroborating the acoustic findings.

Visual Inspection. After the warped laminate was lifted, the floorboards and joists beneath were found to be saturated, and the split connection fitting was identified as the source of the leak.

Sectional Isolation. The pipework was sectionally isolated by cutting at the access hatch, enabling pressure tests on discrete pipe runs to eliminate the external section and confirm the fault was within the property.

Investigation Process

    The customer opened the access hatch under the stairs. Water was visible across the entire crawl space from front to back, and a leak noise could be heard.

    With no internal stopcock present, the supply was isolated at the external meter to allow the internal pipework to be cut and tested safely.

    While investigating the rooms, persistent gurgling noises were noted from the heating system and the boiler pressure gauge was found to be showing pressure loss, despite the heating having previously run without fault.

    The repaired section was pressure tested at 2 bar for 45 minutes with no drop. The system was then refilled, bled, and the heating was turned back on.

Result & Outcome

The leak was traced to a split connection fitting in the back room near the bay window. The damaged section was cut out and replaced with speed fit pipe and fittings. The repair was pressure tested at 2 bar for 45 minutes with no pressure drop before the system was refilled, bled, and returned to service.

The scale of secondary damage — saturated joists, warped flooring, swollen doors, and compromised electrical circuits — indicates the leak had been active for a significant period before detection. The internal leak detection process confirmed that the external mains run from the hatch to the meter was sound and that the fault was entirely within the internal supply pipework.

Two recommendations were made following the job: a stopcock should be installed under the access hatch to allow future isolation without needing to go to the external meter, and inhibitor should be added to the heating system when convenient to protect the circuit going forward.
