The occupants of a property in LS16 noticed an unusual spike in their utility bills and sought to understand the cause of abnormally high water consumption. With no visible signs of water damage and no obvious explanation for the usage, the situation pointed toward a concealed leak somewhere within the internal pipework.

An engineer attended site to carry out internal leak detection and establish the source of the problem.

On arrival, an internal meter located beneath the kitchen units was observed showing continuous water usage despite no known demand being active in the property. This confirmed that water was actively escaping somewhere within the system, even though nothing could be seen at surface level.

The absence of visible damage made it likely the leak was concealed beneath the ground floor structure.

Methods Used

The investigation began with flow metering to quantify the rate of uncontrolled consumption, followed by step testing to isolate which supply — hot or cold — was responsible. Once the cold supply was confirmed as the source, tracer gas was introduced into the cold main and a full property sweep was completed using a specialist gas analyser.

Elevated readings around the cold feed to the washing machine in the utility room identified an area of concern, and a ground microphone was then used to carry out acoustic profiling of the utility floor, which supported the likelihood of a leak beneath the surface.

With the client's agreement, tiles in the utility room were lifted to allow direct access and visual inspection of the pipework below. This methodical approach — characteristic of thorough internal leak detection — meant the exact point of failure could be confirmed before any repair work began.

A pressure test across all supplies at the end of the visit verified that no further issues were present.

Flow Metering. Used to measure the rate of uncontrolled consumption, recording approximately 0.3 litres per minute passing through the system with no active demand.

Pressure Testing. Applied to all supplies at the conclusion of the visit to confirm no pressure loss remained after the repair, verifying the integrity of the internal mains.

Tracer Gas. Introduced into the cold main and used with a gas analyser to sweep the property, with elevated readings detected around the cold feed to the washing machine in the utility room.

Ground Microphone. Used to carry out acoustic profiling of the utility floor, providing further evidence that the leak was located beneath the surface in that area.

Acoustic Correlation. Applied as part of the acoustic profiling process to help pinpoint the location of the leak beneath the utility floor prior to tile removal.

Borescope. Available as part of the investigation toolkit to assist with visual inspection of concealed voids and pipework during the site sweep.

The leak was traced to a puncture in the cold feed pipe beneath the utility room floor. The foundations in this area were found to be fully saturated, with pockets of standing water present, indicating the leak had been ongoing for some time before it was detected through the rise in utility bills. Direct investigation through internal leak detection allowed the precise point of failure to be identified and addressed without unnecessary disruption elsewhere in the property.

The damaged section of pipe was removed and replaced using a 15 mm push-fit coupler. A pressure test on all supplies confirmed no loss, and the internal meter showed no further uncontrolled usage, providing clear verification that the cold main was sound at the point of completion.

Given the extent of saturation found beneath the utility floor, the foundations will require time to dry out fully before any reinstatement of the tiles takes place. The use of dehumidifiers and heaters is recommended to accelerate this process and ensure the area is properly dried before remedial works begin.
