Symptoms

Two areas of concern presented before the investigation began in earnest. A damp meter was picking up elevated readings low on a bedroom wall backing onto the main bathroom, and visible damp was apparent on the entrance hall wall above a doorway where boxing runs overhead.

The wall beneath that boxing was saturated. Whether the hall issue was connected to the heating system or was a separate building defect was unclear at the outset.

Central heating leak detection was required to determine whether these symptoms were caused by a pressurised leak and, if so, where it originated.

Methods Used

An endoscope camera was used to inspect the void without unnecessary opening up of the structure. Two small holes were made in the plasterboard — first to get the camera in, then a second adjacent hole to get a clear line of sight — before a larger opening was made with the customer's permission to expose the leak properly.

This methodical approach kept disruption to a minimum while allowing precise location of the fault. Central heating leak detection of this kind, combining tracer gas with targeted endoscopy, avoids speculative or wide-area destructive investigation.

Pressure Testing. The system was charged to 1.2 bar with air and monitored; a drop of half a bar over 30 minutes confirmed an active leak in the central heating circuit.

Tracer Gas. Introduced to the blown-down system at 1.5 bar, tracer gas was used to sweep the full property and concentrated at the en-suite radiator pipework and the wall behind an adjacent unit.

Damp Meter. Used throughout the property to identify areas of elevated moisture, with significant readings found on the bedroom wall backing onto the main bathroom and high levels on the far side of the en-suite wall.

Endoscope Camera. Inserted through small holes made in the plasterboard to visually inspect the void and locate the damaged pipework before the opening was widened for repair access.

Acoustic Correlation. Applied as part of the detection survey across the property to assist in narrowing down the source of the pressurised leak.

Investigation Process

    Initial damp meter survey

    The damp meter was used throughout the property. Elevated readings were found low on the bedroom wall backing onto the main bathroom, and the wall beneath the boxing in the entrance hall was found to be saturated.

    Hall boxing assessed

    With the radiators drained down, it was established that the central heating pipework does not run through the hall boxing. The saturation there was noted as a potential separate building issue.

    Air pressure test

    The system was pressurised to 1.2 bar with air. A gradual drop of half a bar over 30 minutes confirmed a leak was present in the central heating circuit.

    System blown down and tracer gas introduced

    The system was blown out to remove as much water as possible, then tracer gas was introduced at 1.5 bar in preparation for a full-property sweep.

    Tracer gas sweep — leak area identified

    A sweep of the whole house was carried out. Tracer gas evidence was found in the area of the end bedroom with en-suite, with readings at the radiator pipe shrouds inside the bathroom and behind a large unit on the other side of the wall.

    Endoscope camera inspection

    Pipe shrouds were pulled back and the endoscope camera was used through a small hole made in the plasterboard to inspect the void. A second hole was made to improve the line of sight before the pipework became visible.

    Leak exposed and cause identified

    With the customer's permission, a larger opening was made in the wall to expose the leak. A speedfit elbow had been chewed by a rodent, causing the failure.

    Repair carried out

    The area of wall was opened up and the damaged fitting was replaced, resolving the leak. Pest control measures were recommended to the customer.

A separate issue was noted in the entrance hall, where the boxing above the door and the wall beneath it are saturated but the central heating pipework has been confirmed not to run there. This is likely a building defect unrelated to the heating system and will need separate investigation. A recommendation was also made for pest control to address the rodent activity that caused the original leak.
