Symptoms

The laminate flooring in the kitchen showed visible signs of damage, and the MDF skirting boards had also been affected. What was not yet known was the extent of the damage concealed beneath the floor, or precisely where within the heating circuit the failure had occurred.

Central heating leak detection was required to identify the source before any remediation could take place.

Methods Used

With the homeowner's agreement, the skirting board and a section of laminate flooring were cut and removed to expose the subfloor. This revealed that the laminate had been laid over insulation boards screwed to the original floorboards — apparently to raise the floor level to match an extension.

Beneath this, the original floorboards and supporting beams were found to be saturated. Further floorboards were cut and lifted to trace the copper pipework running from the heating system up into the wall and across toward the extension radiator.

This methodical approach is typical of central heating leak detection work where pipework is concealed across multiple floor levels.

Acoustic Correlation. Used to scan the kitchen floor and detect an acoustic anomaly at the location of the kitchen radiator, directing the investigation to the correct area.

Damp Meter. Confirmed that the laminate flooring was wet due to a water leak rather than any other source of moisture.

Pressure Testing. The filling loop was isolated and system pressure monitored; the subsequent pressure drop confirmed an active leak within the heating circuit.

Endoscope Camera. Used to assist inspection of concealed areas as pipework was traced beneath the floorboards toward the extension radiator.

Visual Inspection. Once the flooring and floorboards were cut and lifted, a direct visual inspection identified the blown joint on the 15 mm copper elbow fitting.

Investigation Process

    An acoustic test was performed across the kitchen floor, identifying an anomaly at the location of the kitchen radiator.

    A damp meter reading confirmed the laminate flooring was wet, consistent with an active water leak beneath.

    Boiler noise noted and filling loop isolated

    An acoustic noise from the boiler was identified as water leaving the system through the leak. The filling loop was isolated and system pressure dropped, confirming the leak was active.

    Skirting board and laminate flooring removed

    With the homeowner's permission, the affected skirting board and section of laminate flooring were cut and removed to expose the subfloor construction.

    Subfloor construction examined

    The laminate was found to have been installed over insulation boards screwed to the original floorboards. The original wooden floorboards and supporting beams were found to be saturated with water.

    Copper pipework from the heating system was traced rising into the wall and running toward the extension radiator. Floorboards were cut and lifted to expose the concealed section of pipework.

    A blown joint was found on a 15 mm copper elbow fitting where the pipe had separated from the fitting, causing water to spray directly onto the wooden beams and into the void below.

    Repair carried out using push-fit fittings

    As the system could not be fully drained to allow a soldered copper repair, a repair was completed using plastic fusion-welded push-fit couplers, tees, elbows, pipe inserts, and 15 mm pipework, restoring heating and hot water to the property.

As is often the case with central heating leak detection where concealed pipework has been leaking for an extended period, the resulting water damage was significant. The homeowner was advised to notify their insurance provider, as the damage to the laminate flooring, original floorboards, and supporting beams will require separate remediation.
