Symptoms

The owner of a property in SN8 contacted us after discovering the basement floor was severely flooded. On arrival, the engineer observed standing water across the basement floor, indicating a significant water loss somewhere in the supply system.

The owner confirmed there were no internal stopcocks fitted anywhere inside the property, which meant there was no straightforward way to isolate the supply without locating the source of the problem externally.

The property has an unusual supply arrangement: two separate meter boxes, the first near the street and the second in the back garden close to the house. A new supply pipe connects to the old pipework approximately five metres before the second meter box, with an intermediate box marking where the two pipes join.

The property does not use gas — it runs on oil heating — but an old gas box on the wall was found to contain an external stopcock.

This kind of scenario, where there are no internal isolation points and water is pooling in a basement, calls for a structured water mains leak detection approach to trace the fault methodically through what is a non-standard supply configuration.

Methods Used

With no internal stopcocks available and a flooded basement, the investigation focused on the external supply route between the street-side meter box and the house. The engineer identified the external stopcock housed in the redundant gas box on the wall and used this as a reference point.

A pressure test was carried out on the supply to confirm that a leak was active. An acoustic device was then deployed along the pipe route to pinpoint where pressure loss was occurring.

The acoustic readings confirmed the leak was located in the section of pipe between the second meter box and the valve inside the gas box. This narrowed the excavation to a precise area, avoiding unnecessary groundwork.

In water mains leak detection work of this type — where the supply layout is non-standard and there are multiple boxes and pipe joins — using both pressure testing and acoustic correlation together is essential to avoid misidentifying the fault location.

Investigation Process

The leak was located in the section of underground pipework between the second meter box in the back garden and the stopcock valve inside the gas box on the house wall. Excavation at that point confirmed the cause: the outlet fitting on the meter box had broken and was leaking directly into the ground, which had allowed water to track through and flood the basement floor.

The broken outlet fitting was removed and the connection rebuilt using a Philmac 25mm tee junction, a Philmac 25mm joiner, a Plasson 25mm elbow, MDPE 25mm pipe, and a Floplast 25mm male adaptor. All fittings were replaced as a unit given the access requirements at the meter box. The excavation was then back-filled and a safety cover placed over the repaired section.

For a property in SN8 with no internal isolation points and a non-standard dual meter box arrangement, this water mains leak detection result provides a clear resolution: the supply has been repaired at the confirmed fault point, and no further active leak was identified elsewhere in the system. No additional recommendations were raised following the repair.
