Heating leak under a converted barn floor in Haywards Heath

Engineer
James Hunter
Location
Southern edge of Haywards Heath, RH16, West Sussex
Property
Converted barn with concrete floors, 14 radiators and a boiler fitted 15 months earlier
Job date
Pressure test rig set up during a heating leak investigation in a converted barn in Haywards Heath

The Symptom

The new boiler was losing pressure fast, dropping from 1.5 bar to nothing in around ten minutes.

The Concern

A heating engineer had traced the loss to the bedroom wing, but those pipes ran under concrete floors.

The Solution

Pressure would not hold long enough for the thermal camera to help, so our engineer added tracer gas to the system. The detector led to the tail of one bedroom radiator, where the leak could also be heard under the floor. Lifting a small section exposed a plastic elbow that had not been fitted properly. It was replaced, the system passed a pressure test, and the radiators were refilled and bled with the heating back on.

The Evidence

Pressure test rig set up in the barn, and the small opening in the floor at the radiator tail where the faulty elbow sat.

Detection methods

  • Tracer gas
  • Acoustic listening
  • Pressure testing

What it saved

Breaking up the bedroom floors. One small section came up at the radiator.

Job date
Moisture meter on a kitchen ceiling stain during a leak investigation in Bolnore Village, Haywards Heath

The Symptom

Staining and damp marks had spread across the kitchen ceiling, below the rooms upstairs.

The Concern

A plumber had already been out and believed the hot water cylinder itself was leaking.

The Solution

The ceiling stain read dry on the moisture meter, and so did the area around the cylinder. A dye test in the bathroom above sent nothing through. Our engineer took out the kitchen spotlights to run an inspection camera through the ceiling void, and a gas pressure test cleared the hot and cold supplies. With the owner’s agreement, a few small inspection holes showed signs of water, and opening those squares exposed a wet pipe: the cylinder’s overflow, where small pieces of wood had lodged between the pipe and its rubber seal. That length and two push-fit tees were replaced, and the overflow tested dry.

The Evidence

Moisture meter on the kitchen ceiling stain, and the inspection camera’s view inside the ceiling void.

What it saved

Replacing a hot water cylinder that was sound. The ceiling was opened only at small inspection points.

Corroded iron supply pipe leak by the side gate in Franklands Village

Engineer
Krzysztof Kobylinski
Location
Franklands Village, Haywards Heath, RH16, West Sussex
Property
House with a short mains supply run under block paving
Job date
New blue water supply pipe in a small excavation in Franklands Village, Haywards Heath

The Symptom

Water pressure had dropped, the tap water had turned murky and water was running down the driveway.

The Concern

Low pressure and dirty water at the tap pointed to trouble on the supply pipe itself.

The Solution

Listening along the supply with an acoustic stick led our engineer to a leak between the side gate and the back garden. A small dig there uncovered an old iron pipe in poor condition. Our engineer replaced the leaking section with new 25mm polyethylene pipe and couplings, and afterwards the meter had all but stopped. The hole was backfilled and the block paving relaid. What remains of the iron pipe may need renewing before long.

The Evidence

New blue supply pipe in the small excavation, and the corroded iron section that came out, with a hole through its wall.

Detection methods

  • Acoustic listening

What it saved

Lifting the driveway. One small hole, with the block paving put back.
