Location

1970s house with solid concrete floors
Job date
Thermal camera screen showing heat spreading from a leaking heating pipe under a hallway floor in Roffey, Horsham

The Symptom

Paint was peeling off the hallway wall beside a radiator, the wallpaper was lifting and the underlay was wet when the carpet came up.

The Concern

Damp had crept about 30cm along the wall, and the pipes feeding that radiator were buried in a concrete floor nobody could see into.

The Solution

Our engineer started in the loft, where the feed and expansion tank kept topping itself up: proof the water was escaping from the heating circuit. With the heating turned to full, the thermal camera traced three hot spots in the hallway floor along the pipe run to the lounge doorway. On the return visit only that strip, about five feet long, was opened. All three leak points were on old pipework that was cut out and renewed, and the system then held 4 bar of air for an hour with no drop.

The Evidence

Thermal camera screen showing the heat plume from the leaking pipe in the hallway floor, paired with the opened strip of floor and its corroded pipework.

Corroded heating pipework exposed in a narrow strip of hallway floor in Roffey, Horsham

Detection methods

  • Loft tank check
  • Moisture meter
  • Thermal imaging

What it saved

Lifting the whole hallway. One strip about five feet long was opened, and the repair passed a one-hour air test.

Shower leak dripping through an extractor fan in Broadbridge Heath

Property
House with the family shower room above the utility room
Job date
Pressure test gauge set up on a shower room floor during leak detection in Broadbridge Heath, Horsham

The Symptom

Water was dripping through the extractor fan in the utility room, directly below the family shower room.

The Concern

Water was coming through an electrical fitting, with no drain smell or boiler fault to explain it.

The Solution

Before anything in the ceiling was touched, our engineer pressure tested the outside mains, the indoor mains and the hot supply at 3 bar. Nothing lost pressure over 30 minutes, so the pipes above the utility room were sound. Attention moved to the shower: valve, waste and seals were checked in turn, and the silicone between the tray and the tiles had failed. Our engineer cut the old sealant away so the tray could dry out before resealing.

The Evidence

Pressure test gauge set up on the shower room floor, alongside the dish catching drips under the utility room extractor fan.

Detection methods

  • Pressure testing
  • Moisture meter
  • Shower valve, waste and seal checks

What it saved

Cutting into the utility room ceiling or taking out the shower. A reseal was all it needed.

Supply pipe leak beneath an outside wall in Southwater

Engineer
Aaron Baker
Location
Southwater, near Horsham, RH13, West Sussex
Property
Two-storey house with the water meter about 7 metres from the building
Job date
Acoustic leak detector reading taken beside an outside wall during a supply pipe leak investigation in Southwater

The Symptom

The water company told the owner the supply was losing a large amount of water, yet nothing showed inside the house.

The Concern

The loss was on the outside supply, a buried run of about 7 metres, so the question was where to dig.

The Solution

Running water could be heard with the stopcock off and the meter kept turning. Acoustic listening was loudest in the boiler cupboard and just outside it, and tracer gas sent through the pipe gave strong readings on both sides of the wall. One excavation went in at that point, agreed with the owner, and found water pouring out from just under the wall. A new pipe was brought through into the boiler cupboard and the leaking section cut out, then a pressure test and a meter check both came back clear.

The Evidence

Acoustic leak detector reading taken against the outside wall, with the single excavation and the new blue supply pipe beside it.

Detection methods

  • Moisture meter
  • Acoustic listening
  • Tracer gas

What it saved

Digging along the whole 7-metre run or breaking up the boiler cupboard floor. One hole outside did it.
