House with the water meter on a communal path and the stopcock in the kitchen
Job date
Exposed water supply pipe junction in a small excavation under a concrete path in Three Bridges, Crawley

The Symptom

The water board had confirmed the house was losing water, and the owner could hear it running by the stopcock.

The Concern

Another tradesman suspected a leak under the kitchen floor, and the water had been turned off at the stopcock while the household waited.

The Solution

With no water in use, the meter on the communal path kept turning even with the kitchen stopcock shut. So the leak had to be on the buried pipe between the two, and pressure tests cleared everything indoors. Tracer gas showed the escape under the concrete path outside, and acoustic listening picked up the same spot. One section of path came up, a damaged length of copper was swapped for new 25mm blue polyethylene pipe, and the trench was backfilled.

The Evidence

The exposed supply pipe in the small dig under the path, with the one section of concrete that was lifted.

Detection methods

  • Meter and stopcock tests
  • Pressure testing
  • Tracer gas
  • Acoustic listening

What it saved

Lifting the kitchen floor, where the leak had been suspected.

Radiator valve tail and water-darkened floorboards under a lifted kitchen carpet in Maidenbower, Crawley

The Symptom

Water had been dripping through the sitting room ceiling, leaving a stain.

The Concern

The heating had to be topped up every two to three days, so water was leaving the system all the time.

The Solution

A thermal camera picked up a temperature difference in the sitting room ceiling directly under the kitchen radiator. Pulling back the carpet around that radiator found soaked carpet and floorboards, with water running from the valve down the pipe. Our engineer replaced the valve, added inhibitor and left the system holding pressure. A second damp patch in the downstairs bathroom came from the shower: water ran out through the edges of the glass enclosure as soon as it was switched on.

The Evidence

The radiator valve tail and water-darkened floorboards under the lifted kitchen carpet, with the thermal reading of the warm pipe.

Detection methods

  • Thermal imaging
  • Moisture meter
  • Pressure testing

What it saved

Cutting open the sitting room ceiling. Only the carpet came up.

Roof leak through torn underlay by the roof windows in West Green

Property
House with a flat-roofed kitchen extension and a pitched roof with roof windows
Job date
Green tracing dye on a flat roof membrane during a roof leak investigation in West Green, Crawley

The Symptom

Rain was getting into the kitchen through a roof that is part flat and part pitched.

The Concern

It was worse after heavy rain, and either roof could have been letting the water in.

The Solution

Moisture mapping found one wet area in the kitchen ceiling, and the thermal camera showed where it was saturated. Up top, tiles around the roof windows had defects, and a flood test on that spot sent water straight into the kitchen ceiling. Two tiles were lifted to reveal holes in the underlay. A 15-minute dye test on the flat roof membrane let nothing through, so the flat roof was cleared.

The Evidence

Green tracing dye on the flat roof membrane, which held, beside the flood test on the tiles around the roof windows.

Detection methods

  • Moisture mapping
  • Thermal imaging
  • Flood testing
  • Dye testing

What it saved

Replacing a flat roof that was sound. The roofer had one patch of tiles and underlay to put right.
